Benbrooke's investment strategy is centered on value enhancement opportunities.
General criteria includes:

Geography

Our property focus is the eastern coastal states and Texas. Our primary concentrations are in the Dallas / Fort Worth Metroplex, the New York City / Philadelphia / Baltimore / Washington corridor, and the Carolinas. We will consider acquisitions within all continental U.S. geographies, particularly portfolio acquisition opportunities.  For single asset opportunities, however, we are most aggressive within our primary trade areas. 


Shopping Centers

Value Add: Minimum of 50,000 square feet in primary, secondary, and selectively tertiary markets. Seeking value-added opportunities either through lease-up or re-development. Willing to acquire properties with acute physical distress, quantifiable environmental problems, and/or extensive leasing risk.

Stabilized: Minimum of 50,000 square feet in primary or secondary markets.  Stabilized or semi-stabilized rent-rolls with sub-institutional characteristics and pricing.  Primarily interested in financeable grocery anchor properties. 


Transaction Size

$4,000,000 minimum to $50,000,000 maximum.  Portfolios are desired. We would welcome the opportunity to consider markets other than those identified above, especially if we are afforded an opportunity to build a presence through acquisitions of multiple properties.  We offer flexible deal structures that can provide sellers with the opportunity of creating a tax advantaged transaction. We will also consider note purchases.
